How do I book a Free Valuation with Right Estate Agents?

  • How soon will someone from Right Estate Agents visit my property to provide me with a valuation?

Usually within 2 or 3 days of you phoning to request a valuation someone from our team will visit your home to talk you through the valuation and our service.

  • How can Right Estate Agents offer such low prices?

We operate from centrally located offices.  We have significantly reduced our operating costs by simply not having a High Street office.  We then pass on our business cost savings to our customers.

  • Where do Right Estate Agents advertise?

Approximately 90% of property buyers start their search on the internet. We advertise across the major internet property websites including Rightmove, Zoopla, Google and many others .  In addition, we will provide you with a free For Sale Board so your property can market itself.

  • Do Right Estate Agents produce particulars?

Yes we will provide you with full property particulars.  These will be provided in draft initially for your approval.  Once approved they will be emailed through to you and uploaded onto all major property websites.

  • How soon after the home visit will my property be marketed by Right Estate Agents?

Once you have instructed us to market your property for you and paid the upfront fee, usually all done during the home visit, we will then be able to market your property within 2 to 3 working days.

  • Are there any hidden costs?

To put it simply, no! We are fully transparent and we can help you obtain solicitors and mortgage quotes too.

  • Will my house be advertised on Rightmove?

Yes your house will be advertised on Rightmove for the entire time that we market your property for you.

  • What happens if someone makes an offer on my home?

Your local property agent will notify you of the offer in writing / email and by phone call.  They will check the chain if there is one, verify the prospective buyers financial position and conduct an ID checks for Anti Money Laundering purposes.

  • What is Right Estate Agents client money handling procedure

 

  • All rent money received on behalf of our landlords is paid directly in to a designated client deposit account.

  • We aim to make rental payments to our landlords on the same day that money is received, although we contractual advise of a 3 day lead time to complete this transaction to cover weekend, bank holiday or late payment receipt of monies.

  • A small float of our own money is retained within this client account to fund certain small maintenance works carried out by us on behalf of our landlords which require payment before the next rental payment is received where the contractors payment is ultimately paid from.

  • The float & balance maintained in this account is kept to a minimum to reduce the total money left in the account at any one time, which in turn makes it easy to identify abnormal cash values &/or transactions in the account which minimises the opportunity & scale of misappropriation within it.

  • Deposit money received from tenants is lodged with The DPS custodial scheme usually on the same day as receipt, although a 3 day lead time is advised to cover weekend or bank holiday receipt of monies.

  • Only one person has direct access to the client account at any one time.  A back up procedure is in place in case of emergency, which includes one other person only.

  • The client account gets audited throughout the year to include quarterly external audits by our professional members body UKALA.

  • We hold client money protection insurance with Let Alliance via our UKALA membership which is renewed annually.
