What We Do Best

Our Landlord Fees

EPC (Energy Performance Certificate) £70.00 only required once every 10 years.
Landlords Gas Safety Certificate (required yearly) £50.00.
Electrical Check £140.00 plus vat up to a 3 bedroom property

(required every 5 years) 

Tenant Find for Managed Lets is £350.00 plus VAT to create a brochure,

advertise on property portals on the internet, to let board, attend all viewings and agree suitable tenants.

If Tenant Find Only fee is £450 plus VAT to create brochure, advertise on property portals on the internet,

to let board, attend all viewings and agree suitable tenants, check tenants into property, key handover and

all required documents provided to tenant and landlord.  If you require an inventory this can be arranged for

£80.00.

 

Both Tenant Find Only and Managed Lets includes: -

Credit check plus ID checks
6 months contract to start.
Rent Guarantee Insurance can be arranged. (Additional fee)

Managed Let Properties


Monthly management fee charged 11% plus VAT.

Full property inventory and photo’s
Registering tenants deposit with The Deposit Protection Scheme (DPS)
Informing all utility suppliers of dates and meter readings
Check tenants into property key handover
24 hrs on call for tenants
3 monthly property check’s and report provided to you
Renewal of contracts when required
Arrange yearly gas safety checks
Collecting the monthly rent
Provide tenants with all the legally required paperwork as governments regulations.

Payment to landlords is the 5th of each month with an invoice provided for income purposes.

This is a fully managed service to allow landlords a stress-free way of renting a property but with a very personal service from myself.

When comparing fee’s with other agents who often have hidden fees throughout the contract for any extra work, they may need to carry out We DO NOT CHARGE any extra fee’s.
